Aline District – A Masterplanned Community Under Construction

Aline District is a premier masterplanned development by PaulsCorp, strategically located in the rapidly growing Gateway Park neighborhood near Denver International Airport. Each community within the district will feature its own distinct architectural identity, curated amenity package, and contemporary interior finishes, elevating the rental living experience while maintaining a cohesive and connected neighborhood feel.

At the heart of Aline District will be William B. Pauls Park, a 3.4-acre accessible green space named in honor of PaulsCorp’s founder. Aline District is located in the DIA Global Gateway submarket, offering immediate access to I-70, E-470, and the 40th & Airport (Gateway Station) RTD Light Rail Station—providing seamless connectivity to Denver International Airport, Downtown Denver, and the broader metro area.

Positioned within the fast-growing Aerotropolis corridor, the area is projected to see an 8% population increase within a 3-mile radius over the next five years. Aline District offers strong affordability and high appeal for renters—over 50% more cost-effective than homeownership.

This dynamic economic hub is fueled by major employers like Denver International Airport, Buckley Space Force Base, Anschutz Medical Campus, and the Fitzsimons Innovation Community. Strategically located within a 5-minute walk of the 40th & Airport Train Station and under 10 minutes from Denver International Airport, the Aline District sits at the heart of a major growth corridor. Surrounded by over 7.5 million square feet of planned mixed-use development, business hubs, and logistics centers—including Gateway Park, Peña Station Next, and the Gaylord of the Rockies—the district is primed for long-term expansion. As Colorado’s top economic driver, Denver International Airport contributed over $37 billion in annual impact in 2023 and welcomed more than 78 million passengers, with even higher numbers anticipated for 2024.

Nearby corporate giants include Amazon, Walmart, Raytheon, UC Health, United Airlines, and Panasonic, with recent expansion announcements from United, Microsoft, PepsiCo, Swire Coca-Cola, and Philip Morris International—all reinforcing Aline District’s position at the heart of Denver’s next-generation growth corridor.

Peña Boulevard & DIA Expansion Projects

Peña Boulevard Renovation:

A $51 million project commenced in spring 2024 to alleviate congestion and enhance safety on this vital 11-mile corridor. Improvements include lane expansions, ramp additions, and pavement reconstruction, with completion anticipated by fall 2026.

Peña Master Plan:

A comprehensive plan aims to address the 80% increase in traffic since 1995, incorporating sustainable transportation solutions such as transit and high-occupancy vehicle (HOV) lanes, improved bike and pedestrian infrastructure, and enhanced connections to public transit.

DIA Expansion

Denver International Airport is undergoing a $2.1 billion Great Hall Renovation, a three-phase project focused on enhancing operations and passenger flow, with completion expected in 2028. A $2.5 billion Gate Expansion Project was completed in 2022, adding 39 new gates and increasing the airport’s capacity by 30%. Additionally, a $93.5 million project is underway to widen a 3.5-mile stretch of Peña Boulevard from six to nine lanes to alleviate traffic congestion near the airport.

Looking ahead, Denver International Airport’s Vision 100 plan aims to accommodate over 100 million passengers annually by the early 2030s. This growth is projected to generate a $71.28 billion economic impact and support 450,000 direct and indirect jobs—double the current figures. By 2045, Operation 2045 targets an even greater milestone, with the airport expected to serve over 120 million passengers per year.
